We collaborate with you to achieve a tailor-made architectural & Interior design for your home, renovation or extension.

We have extensive experience obtaining Council DA approvals of all sizes to maximise your property opportunities.

Process

Stage one

0 – Design Brief and Existing Measured Drawings

We work with you to refine your brief of what you’d like to achieve for your project.

We then define our scope of architectural services that you want and need and set out our fees specifically for your project and agreement.

We come to site and measure up the existing home and photograph the existing conditions. We also help you obtain a survey for you property from a registered surveyor which will be required for the architectural design and for council.

1 – Concept Design

We prepare detailed concept design drawings and concept 3-D images, precedent images of the look and feel of the project.

2 – Design Development

We refine the concept design with you based on your feedback and test other ideas we discuss together.

3 – Development Application (DA) or Complying Development Certificate (CDC)

We prepare details development application style drawings, co-ordinate all appropriate consultants and lodge the application via the planning portal for council or certifier approval.

Stage two

4.a – Construction Documentation

We prepare drawings for construction – highly technical drawings which are coordinated with consultants’ information. ‘The devil is in the detail’ and this is where the finer details of an architectural project are articulated.

4.b – Interior Joinery Documentation

We select all finishes and present the internal layouts of all joinery and bathrooms to you. This is the fun bit. We complete highly technical drawings of the interior joinery kitchen and bathroom layouts for construction.

5 – Tender

We prepare a tender package to send to builders to prepare a detailed tender breakdown of costs and construction timeline.

6 – Construction Certification (CC)

We prepare Construction Certificate drawings and a package of consultants based on the conditions of consent to a private certifier to commence construction.

Stage three - on site during construction

7 – Contract Administration

During construction, we act as the client’s independent professional representative under the building contract. This includes reviewing progress claims (when the builder claims money for work), responding to contractor queries, issuing instructions and clarifications, assessing variations, monitoring progress against the contract, and helping manage communication between client, builder, and consultants.

Our role is to help the project run fairly, clearly, and in accordance with the agreed contract documents.

Basically we help the project run smoothly - removing stress and time from you - for a more enjoyable process.

7.b Technical and Aesthetic Assistance

We provide ongoing technical guidance during construction, responding to site queries, clarifying documentation, and resolving unforeseen issues as they arise.

7.c Quality Review

We undertake periodic site inspections to review whether the works align with the design intent and contract documentation. The builder remains responsible for construction methods, workmanship, supervision, and site safety.

We make sure the project vision is achieved.
